A Downtown San Clemente home has just been sold by Beach Cities Real Estate agent Sherry Bauer who represented the seller.  226 Avenida Monterey, San Clemente sold for $2,735,000 and closed escrow on 05/28/25.  This was a quick sale with the property originally listed at $2,725,000 and ended up selling above this asking price after being on the market for 14 days.  The detached single family residence featured a total of four bedrooms, three baths with an estimated square footage of over 2,300 square feet.  It was originally built in 1948 and came with a detached one car garage.  Since the 1940's the original cottage style home has been architecturally upgraded with a wonderful beach home with wonderful indoor and outdoor living spaces.  One of the biggest selling features with the permitted ADU that came with it's own private entrance with one bedroom, bath and full kitchen.  In addition, the main house offered tons of charm with white was beamed ceilings, a gourmet kitchen with top of the line stainless steel appliances.  Hardwood flooring can be found in many rooms of this home including the large primary bedroom.  One of the most unexpected surprises in this home is the wonderful roof top deck that offered wonderful ocean views with it's own jacuzzi soaking tub.
