The Presidential Heights II community is located in the San Clemente Southeast area of San Clemente, California.  Presidential Heights has a total of two communities, commonly referred to as Presidential Height I & II.  The second community offer equally stunning ocean views as pictured above.  We find that Presidential Heights II tends to be a little bit more on the quiet side with it's own separate entrance as pictured below.  There is a nice mixture of both condos for sale and for lease but with limited inventory.  There is a nice variety of two and three bedroom condos found here that range in size from an approximate 1,018 to 1,992 square feet of living space according to our tax records.  For the most part, the higher the street and location of the condo that better chance of having a nice view property.  These are attached condos which mean you share common walls with your neighbor and often have attached one or two car garage.

The Presidential Heights II homeowners association phone number is 949-716-3998.  Please contact them with any management related questions.  The dues typically cover waster and trash pickup as well as the use of multiple community pools and spas within the community.  The great thing about the community pools is that they are often very quiet and can offer nice views as well.  From this location is a very short driving distance down to the beach, especially Trestles beach where some of the biggest wave surfers go.
