The Niguel West community is one of the few neighborhoods in Laguna Niguel that has a very low homeowners association rate that is collected on a monthly basis.  Since the community is older there is no additional Mello Roos tax that can be found in some of the newer Laguna Niguel neighborhoods. The location is situated on the north side of Crown Valley Parkway and just minutes to the beaches in both Dana Point and Laguna Beach.
