A Southwest San Clemente home has just been sold by Beach Cities Real Estate agent Sam Smith who represented the owners of the property.  The home located at 119 W Avenida Gaviota, San Clemente sold for $895,000 and closed escrow today on 7/10/2015.   This was a private sale that never went on the open market.  One of the reasons for the quick sale was the prime location towards the very end of the 100 block.  These homes are desirable due to less freeway noise that offer an easy walk to the beach.  119 W Avenida Gaviota featured two large bedrooms, spacious living and dining room, original 1950's kitchen and a small front and backyard.  In addition, a detached 2 car garage was a huge selling point as most older homes in the area only come with a one car…

An Audubon Seaway home has just been sold by two Beach Cities Real Estate agents Scott Bingham and Mike Kashani.  7 Bluebird Lane, Aliso Viejo sold for over list price at $510,000 and closed escrow on 7/09/2015.  The listing agent Scott Bingham represented the owner of the property while Mike Kashani was the selling agent who represented the buyer.  Both agents worked together to get this home sold which closed escrow for $10,000 over the original list price.  One of the reasons for this high of sale was the ideal location in the popular Audubon Seaway Collection tract in Aliso Viejo.  The attached residence offered two bedrooms and was highly upgraded and featured a very open floor plan.
