A Presidential Heights condo in San Clemente, California has just been sold by Jennifer Wetzel of Beach Cities Real Estate.  122 Avenida Adobe sold for $749,000 and closed escrow on 1/02/2018.  The three bedroom, two and a half bath condo featured spectacular ocean views with 1,468 square feet of living space.  The condo was only on the market for 8 short days and sold for $30,000 over the original list price of $719,000.  For those not familiar with the Presidential Heights neighborhood should know this is one of the best ocean view condo neighborhoods in San Clemente.  It's sits directly above the San Clemente municipal golf course with select units offering sensational ocean and golf course views.  122 Avenida Adobe featured a detached two car garage

A Cardiff by The Sea duplex home has been sold by Beach Cities Real Estate agent Dan Benjamin who represented the buyers. 2048 Edingburgh sold for $1,557,800 and closed escrow on 12/26/2017.  The duplex was on the market for a total of 110 days and was originally listed at $1,499,000.  It received a lot of activity while being on the market due to the upscale neighborhood and ocean views and sold for over $58,000 over the original list price.  The sale was subject to court approval with two buildings being sold.  Both sides of the duplex featured a total of two bedrooms and one bath with a non-confirming 3rd unit studio that had been converted from the garage and featured a large private patio and parking.

A Spinnaker Run condo in Dana Point, California has just been sold by Beach Cities Real Estate agent Charlie Gilbert who represented the buyer.  25611 Quail Run #90 sold for $349,000 and closed escrow on 12/26/2017.  The one bedroom, one bath condo featured 468 square feet of living space and featured a nice greenbelt view and was sold fully furnished.  The condo was located on the second level of the building which features nice vaulted ceilings and outdoor view deck.  Some additional features included rich hardwood flooring, crown molding, baseboards, new paint and a galley style kitchen with granite countertops and white cabinetry.  It was originally listed at $374,222 and was negotiated down to #349,000 by Charlie Gilbert.
